NHA has become associated with several community based national non-profit community advocacy and housing service organizations to assist our purchasers in meeting their down payment, closing cost and home financing needs. These two organizations assist low to moderate income families in acquiring no down payment, no closing cost and no fee mortgage loans utilizing financial institutions such as Bank of America and Citigroup. Currently these two organizations can assist purchasers with down payment assistance through grants of up to $32,000, debt reduction through the use of grants, financial counseling and multiple workshops to assist purchasers with the purchase of a single family home. In fact, the City of Houston has a Homebuyer Assistance Program specifically designed to assist these buyers with down payment, closing costs and prepaid assistance. The program is called Houston Homeline. Under this program, buyers can purchase a home up to $135,000 and receive up to $19,500 to pay costs, depending upon income level.

In addition to the above, the Houston Housing Finance Corporation will provide 30 year fixed mortgage financing for those individuals and families and provide up to a 6% grant to pay closing costs, down payment and certain lender fees. The maximum sales price under this program is $204,432 and would provide $12,265 in grant money for down payment and closing costs.

The NHA sales organization consists of purchaser real estate agents and an in-house real estate broker to assist purchasers with the purchase of one of our homes. Both non-profit organizations have real estate agent associates and on-staff counselors to assist home buyers with legal and real estate contract steps, pre-purchase mortgage approval, home buyer workshops, purchase workshops, individual counseling and much more. As an approved builder of these non-profit organizations, we can direct our buyers to the organization that best fits their particular financial requirements. By working with the real estate agent associates and counselors of these organizations, buyers will able to be pre-qualified as a home purchaser and attend buyer workshops to learn how to manage their finances and learn the steps required to purchase a home.

All NHA purchasers can also procure their own financing at any terms they see fit.
